The township shall be zoned "Commercial", subject to the following development
control measures:

(a) Height: 2 Storeys
(b) Coverage: 60%
(c) F.A.R. : 1.2 per
(d) Density : n/a
(e) Building Line: Standard in terms Kempton Park Town Planning Scheme, 1987, provided that along R21 - Provincial Road P157-2 shall be 30m which may be relaxed by Gauteng Provincial Government (Departrment of Transport and Public Works).
(f) Parking: Standard in terms of Kempton Town Planning Scheme, 1987.
(g) A site development plan in terms of Clause 6 of the Kempton Park Town Planning Scheme, 1987 shall be submitted for the development as a whole to the local authority for approval prior to or simultaneously with the submission of the necessary building plans.
